Closing Checklist

GATE TITLE COMPANY - CLOSING CHECKLIST

o
The names, addresses, phone numbers and e-mail addresses of Buyer’s and Seller’s Real Estate agents.
o
A legible copy of the Sale and Purchase Agreement including required property condition disclosures, purchase price, earnest money terms, real estate commissions, and the division of settlement charges.
o
A copy of current Owner’s or Lender’s Title Insurance policy.
o
A current deed to the property, if possible.
o

The Seller (or Buyer for refinance) should provide written authorization for Gate to obtain a payoff from any holders of existing mortgages, 2nd mortgages, credit cards, or liens.  Information should include Social Security numbers, Loan Account numbers and any payoff statements with contact information.

o
Any information relating to any matters affecting the property such as divorces or other liens.
o
The most current property tax statement.
o
The Seller should provide a prior survey of the property.
o
The Buyer must provide the required hazard insurance policy with paid receipt. Flood insurance and elevation certificates with paid invoices, should be provided, if required.
o
The Seller should provide inspection reports, WDO reports and invoices.
o
The parties should provide invoices for all repairs to be paid at closing or copies of paid receipts.
o
The Seller should provide the Home Warranty and invoice.
o

The Lender must provide the Lender’s settlement charges and closing instructions.

o
A list of any charges paid outside of closing should be provided.
o

Gate Title will provide a copy of the HUD statement to all parties prior to the closing.

o
The Buyers should notify Gate Title how they want to hold title.
o
If Power of Attorney is used, it must receive prior approval from Gate Title and the Lender.
o
If property is homestead, the husband and wife must attend closing.
o
The Seller should provide a forwarding address, a phone number and an email address.
o
The name and contact information for Homeowner’s association.
   

For Closing

All parties should bring two forms of ID, including one photo and signature (drivers license, passport) 

The Buyer should bring funds for closing, in the form of a Certified Check, a Cashiers
Check or money order payable to Gate Title or wired to Gate’s account. 

The Seller should provide wiring instructions if proceeds are to be wired.
